Onboard your property
Week 1We assess your property and identify any Healthy Homes gaps before listing. Professional photos at cost, no markup. Your property goes live on Trade Me, realestate.co.nz, and our site. Your portal login is ready from day one.
Select the tenant
Week 2-3The most important decision is who lives in your house. We screen every application: a credit check for financial reliability, a Tribunal-order search for past disputes, and reference checks with previous landlords and employers. A shortlist reaches you in the portal. You make the final call.
Manage, month to month
OngoingRent collection and arrears management. Monthly statements and disbursements via a segregated, audited trust account. Compliance monitoring across the RTA, Healthy Homes, and meth regulations. Lease renewals and bilingual communication with tenants.
Inspect, on schedule
QuarterlyRoutine inspection $50 +GST per visit, quarterly, with a written photo report to your portal. Ingoing inspection $120 +GST documents condition at move-in. Outgoing inspection $120 +GST compares against the ingoing report at move-out.
Maintain, transparently
As neededRoutine maintenance under about $350 auto-proceeds so small jobs aren't delayed. Anything above that, you approve via the portal with a 48-hour timeout before we escalate. Contractor cost + 10% margin, and the 10% prints on every invoice.
Handle after-hours
24/7After-hours calls are received and triaged as part of the service, no charge for the call itself. If a contractor needs to attend, that's an emergency callout: contractor cost + 10% margin (+GST on the margin). You'll see the full breakdown in your portal.
